Mapeley's aim is to be the largest landlord of
regional commercial property occupied by strong credit tenants with significant
and complex real estate requirements. Through the execution of this strategy Mapeley aims to pay a stable and growing quarterly
dividend to its shareholders and increase earnings through organic growth of its
current investment portfolio and further acquisitions of predominantly office
properties throughout the United Kingdom.

Growing the real estate outsourcing business
Mapeley has been successful in entering the high barrier-to-entry real estate outsourcing market with the completion
of three transactions, two with the UK Government and one with
Abbey. Mapeley intends to leverage its established platform in the pursuit of new
outsourcing transactions with both the public and private sector.

Growing the direct investment business
The expertise that Mapeley has developed has
allowed it to pursue a successful strategy of acquiring individual office
properties on a direct basis into its direct investment portfolio. Mapeley will seek to acquire new assets that are
accretive to earnings.

Continuing to increase returns from current portfolio
Mapeley will actively manage, predict and absorb
its tenants' future accommodation requirements by leveraging off dynamic operating
platform and intimate knowledge of the UK commercial real estate market.

Mapeley looks to enter into a partnership with its tenants by maintaining
consistent and constructive communication with them, as opposed to what the
Company believes is generally an adversarial landlord-tenant relationship in the
United Kingdom.
Operational capability and capacity
Mapeley has the operational capability and capacity to integrate both large
and small property transactions, including real estate outsourcing contracts,
into its existing portfolio.
Access to capital resources
In many of the regional markets
where the Group is targeting acquisitions, Mapeley has a competitive advantage over
local investors who cannot match the Group's access to capital resources, both
debt and equity.
