STEPS (The Strategic Transfer of
Estate to the Private Sector a PFI initiative with HMRC is a first rate
example of a complete solution for a client.
Mapeley purchased the portfolio of over 600 buildings, a mix of freehold and
leasehold, aggregating some 1.4 million sq m, for a capital sum taking on the
risk of rent reviews, lease renewals, the disposal of surplus properties and the
acquisition of new space requirements. The service gives the client a
flexible, hassle-free serviced accommodation. Mapeley is also responsible
for delivering services to a further 125 sites that were not capable of
transfer.
Key Achievements
Within STEPS there are many examples of
genuine value-added initiatives and exceptional service to the UK Government.
Some examples, include:
- Searches for an additional 62,500sq m of required space
- A £1 million plus annual saving on utilities procurement
STEPS represents a sophisticated, flexible property transfer model along with
virtually all Facilities Management services required to provide the Departments
with completely functioning space.

The portfolio is highly varied - offices, warehouses, call centres,
heritage sites, car parks, computer centres, dog kennels and custody
suites. Mapeley services these properties with extremely high
standards of maintenance, security and cleaning as well as a range of
additional services (such as catering and child care).
